How we can help:

Housing associations

and local authorities, landlords and property managers

3D laser scanning / measured and
topographical surveys

If you’re already working with an architect who’s asked you to have a measured or topographical survey done to get them started, we can help! We use 3D laser scanning on all of our projects, which maps your property as a detailed 3D model of ‘point cloud’ data. This can prove invaluable to your contractors – we automatically pick up all visible information at the start of the project, saving them needing to return to the site later for any additional measurements or queries.

Statutory compliance and applications, including planning and Building Control

Navigating statutory obligations and requirements can be time-consuming, especially across large portfolios. We manage planning and building control applications for a wide range of projects – from window replacements to full refurbishments, extensions and conversions.

We even work closely with qualified architects to deliver new build projects from the early stages. Our team ensures that submissions are complete, accurate, and aligned with local authority expectations, helping you avoid delays and maintain regulatory compliance. We use laser scanning for all of our measured surveys, so you can be confident that the information in your application is of the highest quality!

We have worked with a range of local authorities across the country, and understand the complex – and ever changing – requirements that need to be included in submissions, making sure that your submission is right the first time around.

Design and specification

We offer a tailored design and specification service to meet the unique needs of social housing and public sector projects. We produce clear, practical, and thorough design documentation that balances functionality, cost-efficiency, and sustainability, as well as providing a detailed audit trail to make sure there’s a golden thread of key information.

Our specifications delve into the detail for each project, and are developed with the right balance of pre-construction investigations and provisional sums to suit your needs and meet your budget. This approach provides you with the confidence you want in your contract value, and prevents unexpected cost variations that  can so often impact a project’s success. We’ll work with you to develop specifications that keep both the end user and longer-term maintenance requirements in mind, ensuring value for both housing providers and residents.

Building height surveys

Using our laser scanning technology, we can provide reliable building height surveys, allowing you to be sure that your building is meeting compliance with the Building Safety Act. We can provide you with a number of deliverables, such as:

  • Scan data screenshots, identifying the recorded ‘lowest point’ and the top finished floor levels
  • Elevation drawings, with the lowest level of the building and the top finished floor level marked
  • Section drawings, showing the different levels of the building
  • Elevations, with external facade materials marked up to full record all relevant information, providing a robust golden thread record

Contract Administration (CA)

We are experienced in providing comprehensive contract administration services for local public bodies, helping you to manage construction contracts with confidence. From compiling and assessing tendering information, to a full CA service – including valuations, instructions and certificates, and site inspections – we act as your representative to ensure works are delivered on time, within budget, and to the required standard. Our approach is transparent and collaborative, helping you maintain control while reducing risk.

Damp and mould surveys

Damp and mould have been a hot topic for many years. By combining a building surveying background with expertise in retrofitting, we can provide specialist diagnosis of damp and mould issues. Following the introduction of Awaab’s Law, we can help you to fulfil your obligations, and solve complex damp and mould issues within the statutory timeframes. Our assessments seek to find the root cause of the issue, and provide recommendations for either remedial action or – for more complex problems – further investigation. We understand the urgency of these concerns, and work quickly to provide clear, actionable reports that support compliance with housing standards and most importantly, improve living conditions for your service users.

Building pathology and defects analysis

Our defects analysis service helps housing providers and councils identify and resolve issues in existing buildings – whether it’s cracking, damp ingress, poor workmanship, or structural concerns. We carry out detailed inspections and produce clear reports with practical recommendations. Where needed, we can also support remedial works and liaise with contractors to ensure problems are properly addressed. We also have a great understanding of traditional properties (typically those built pre-1919), and understand the complex nature of how they are designed to manage moisture.

Retrofit design

We are specialists in design, and can provide reliable and comprehensive retrofit design services that align with both PAS 2035 standards and your strategic goals. Our designs are bespoke, consider the whole-house approach, including  insulation, ventilation, heating systems, and renewable technologies, and are tailored to the specific needs of each property. We work closely with stakeholders to ensure solutions are practical, scalable, and deliver long-term benefits for residents and asset managers alike.

Retrofit assessment

We conduct PAS 2035-compliant retrofit assessments to support energy efficiency upgrades across housing stock. Our assessors evaluate the building fabric, services, and occupancy patterns to identify suitable measures that reduce carbon emissions and improve thermal comfort in accordance with the PAS 2035 process. We help you meet sustainability targets, while ensuring interventions are appropriate and cost-effective.
