Defects analysis and building pathology

If you have a building defect that you’re not sure how to resolve, get in touch! Our defects analysis service covers structural concerns, damp ingress, and other common building problems. Our experience with retrofitting, design, and traditional buildings means we can help with a wide range of potential issues, and tailor our recommendations accordingly.

We have a range of experience identifying the root causes of building defects, and we never make assumptions. Sometimes this might necessitate further investigation or monitoring of your defect (such as removal of plaster), but we’d always prefer to recommend this than jump to an incorrect conclusion.

With our defects analysis service, we’ll provide a clear and concise report for you, highlighting our recommendations for remedial works or further investigations.

Damp surveys

Damp surveys are quickly becoming a more frequently-discussed topic in the industry and further afield, particularly following ‘Awaab’s Law’ coming into force in October 2025. We carry out damp and mould surveys to support health and safety compliance, particularly in residential and social housing settings where responding to hazards in the statutory timeframes can present a challenge.

Schedules of condition and condition surveys

If you’d like a detailed schedule of the condition of a property, we can assess the overall health of the building, highlighting any risks and prioritising repairs. We categorise the condition by room and by building element, presented in an easy-to-understand format for you to review.

As part of the process, we will:

  1. Complete a comprehensive inspection – we examine the structure, finishes, and key building elements such as roofs, walls, floors, and services. 

  2. Identify defects – we flag issues like damp, cracking, corrosion, or material failure and make sure they’re recorded and explained.

  3. Prioritise risks – we highlight the most urgent problems versus longer‑term concerns, helping you to effectively plan any repairs.

  4. Make our report – written in plain language, with photographs and recommendations that are easy to act on.

Planned maintenance programmes and maintenance planning

Following a schedule of condition, we can compile this information into a planned maintenance programme – prioritising urgent actions and providing recommendations for future reactive and preventative maintenance. We can also advise on lifecycle costing – the expected lifespan of building components – helping you to budget for any replacements.
