Build Over Agreements

A Build Over Agreement is a form of permission from your local water authority, allowing you to build near – or over – public drains or sewers that run within or adjacent to your property.  Your project might need one of these agreements if you’re building an extension over an existing (shared) drain, or nearby to one, which can often happen on projects built up to your boundary.

The water authority will require drawings and project details to assure them that your proposed works won’t damage the sewer or drain, or restrict future access. Without their agreement, you may face delays, compliance issues, or even difficulties with selling your property later. We can discuss, draft, and submit these solutions to your local water authority.

How we can help

  • Survey – we identify the exact location of drains and sewers on your site. If we’ve already performed a measured survey for you, we’ll have picked up this information at the earlier survey stage.
  • Design compliance – we design solutions that incorporate these requirements, and submit these details alongside your building control application. Alternatively, we can help you to design solutions that avoid the need for an agreement altogether.
  • Application support – we prepare and submit the Build Over Agreement application on your behalf, and keep you updated on any progress or changes.
