Design and specification

Including principal designer services

We can provide surveying and design services from start to finish of your construction project – from feasibility design right through to completion. If we’re involved from the early stages and have completed a measured survey, our 3D laser scanned data helps us to review the site remotely and produce a detailed design for you. Our design process and services follow the RIBA Plan of Work, aligning with industry best practice.

Every successful building project needs a clear, accurate design and specification at the time of pricing. This ensures that the client, contract administrator, and contractor are all clear on the scope of the work to be completed. These design documents set out exactly how your project should be built, what materials should be used, and the standards that must be achieved.

Without detailed information at the pricing stage, different contractors might interpret plans in different ways, leading to delays, disputes, or unexpected costs, and a lack of detail can often cause conflict. With our comprehensive design and specification package, you get the clarity, consistency, and confidence that your project will be delivered as intended.

We support clients with detailed design and specification services across a range of projects. Our team prepares comprehensive tender documents that help you procure works efficiently and transparently. We also produce technical drawings and specifications that are practical, buildable, and aligned with current regulations.

During the construction phase, we also offer project management and contract administration – overseeing progress, certifying payments, and ensuring works are delivered to the required standard. Whether you’re a developer, housing provider, or contractor, we can help you maintain control and deliver successful projects.

Projects we can help with include:

  • Extensions
  • Conversions
  • Refurbishments
  • New-build developments (in partnership with trusted architects)

Principal designer

Under the Construction (Design and Management) Regulations 2015 (CDM 2015), a principal designer must be appointed on projects involving more than one contractor. This role is about managing health and safety during the design stage, making sure risks are identified, reduced, and communicated clearly before work begins on site.

If instructed on our design and specification services, we can also help by fulfilling role of principal designer, involving:

  • Coordinating design risk management – ensuring all designers consider health and safety in their plans.
  • Advising clients – helping you understand your legal duties under CDM 2015.
  • Communicating with contractors – passing on essential information so risks are controlled during construction.

Maintaining compliance – keeping your project aligned with regulations and best practice.
